Quantity Surveyors in fit-out.
A fit-out QS works inside existing buildings: offices, retail, hospitality, labs and refurbishment. Short programmes, live buildings, and a client who is often still deciding what they want.
The work.
Category A and Category B office fit-out, refurbishment of occupied buildings, retail and hospitality roll-outs, and labs. Projects are short and they overlap.
The design keeps moving until handover, so change control is the whole job.
The contracts.
JCT Design and Build and the minor works forms, often amended, plus some bespoke client terms. Landlord and tenant interfaces add a second set of rules. The pace means the account has to be managed as it happens, not rebuilt at the end.
The clients.
Occupiers and their project managers. Landlords and developers. Fit-out and refurbishment contractors, from national firms to regional ones. Beneath them, the joinery, M&E, and ceilings and partitions subcontractors.
What a good fit-out QS has usually done.
Run several short projects at once and closed every account. Priced and controlled change on a fast programme. Worked in an occupied or live building. Understands Category A and Category B, and who pays for what.
How careers move.
In. From building or M&E, or from a trade background.
Through. From project QS to commercial lead across a portfolio of projects.
Out. Client side with an occupier or landlord, or across to building or data centres.

What is Category A and Category B?
Category A is the landlord's finish: raised floors, ceilings and basic services. Category B is the tenant's: partitions, fittings, finishes and IT. A fit-out QS needs to know who pays for which.
Is fit-out a good move for a building QS?
Yes, if you like pace. Shorter projects, more of them, and faster feedback on your decisions.
Do fit-out QSs run several projects at once?
Usually. That is the skill: several short accounts running side by side, each one closed properly.
Where is fit-out work?
Mostly in the cities. London is the largest market, followed by Manchester, Birmingham, Leeds, Edinburgh and Glasgow.
